Google leases about 1.2 million sqft of office space in Bengaluru from commercial developer Bagmane Group, people familiar with the matter said. The deal will be one of the biggest in the country’s largest office sector this year.

The lease will add to the tech giant’s portfolio of real estate in Bengaluru, where it has current 50,000 sqft arrangements with RMZ and another 0.1 million with Bagmane, which it leased nearly four years ago.

The recent deal is to build a 9-acre parcel of land in Bagman’s Rio Business Park on Outer Ring Road (ORR). According to the realtor’s website, 0.5 million sqft in Rio is currently under construction, with further potential growth of 1 million sqft. The ORR range is now the hub of a number of international companies, which includes JP Morgan, Morgan Stanley, Wells Fargo, HSBC, Goldman Sachs, Cisco, Intel and Accenture.

The space Google leases can house approximately 12,000 people according to traditional standards. What the California-based company is going to do in this new location could not necessarily be determined. The company is well known to employ large numbers for a semiconductor unit that develops chipsets in areas such as machine learning on devices.

In another three years, the structure is expected to become operational. The search-engine behemoth will pay the monthly lease approximately between Rs 75 and Rs 84 per sqft to an annual outgo of Rs 120 crore.

Google also has a presence in Hyderabad, Gurugram and Mumbai. Outside its headquarters, the company’s biggest owned plant is in Hyderabad, where it invested Rs. 1,000 crore.
