Mumbai’s N. M. Joshi Marg BDD Chawl Redevelopment: 684 Homes Targeted by December

Mumbai, September 18, 2026: The redevelopment of the N. M. Joshi Marg BDD Chawl has entered a key delivery phase, with 342 rehabilitation homes receiving Occupation Certificates (OCs) and another 684 homes targeted for completion and handover by December 2026.

The first phase comprises 1,241 rehabilitation homes across seven buildings. Two buildings, accounting for 342 homes, have received OCs, enabling the authorities to move ahead with the possession process for eligible residents.

Another 215 homes have been completed. According to officials cited by Loksatta, the MHADA Mumbai Board is working to secure the required approval before these homes are distributed. The rehabilitation units are planned at approximately 500 sq ft.

The remaining 684 homes are under construction, with MHADA targeting their completion and handover by the end of December. Achieving the deadline would complete the first phase of the N. M. Joshi Marg redevelopment.

Seven-Building First Phase

The first phase includes seven rehabilitation buildings. With the first two buildings receiving OCs, the project is moving beyond construction toward the actual rehabilitation and resettlement of eligible BDD Chawl residents.

The N. M. Joshi Marg redevelopment is part of MHADA’s larger BDD Chawl redevelopment programme, covering the historic BDD settlements at N. M. Joshi Marg, Worli and Naigaon.

Rehabilitation Moves Closer to Handover

The latest progress is significant for residents who have vacated the existing BDD Chawl structures to facilitate redevelopment. The OC approvals for the first 342 homes provide the regulatory clearance required to advance the handover process.

Across the three BDD Chawl locations, MHADA’s wider programme involves the rehabilitation of more than 15,000 residents, with construction and handovers taking place in phases.

The N. M. Joshi Marg project now has 342 homes with OCs, 215 additional completed homes and 684 homes under construction, with December 2026 set as the target for completing the remaining first-phase units.
