Jaypee Infratech Sets ₹3,000 Crore Construction Plan for Stalled Projects

After years of delays that left thousands of homebuyers waiting for possession, Jaypee Infratech is stepping up construction activity across its stalled housing projects with a planned ₹3,000-crore investment over the next two years.

The company, currently managed by Suraksha Group, is also pursuing fresh development opportunities along the Yamuna Expressway even as it works through its existing project backlog. Focus remains on delayed homes

The immediate priority is to complete unfinished housing and hand over the remaining apartments. Suraksha Group promoter Sudhir Valia said construction has been completed in 84 towers covering 7,913 housing units during the past two years.

This progress follows the takeover of Jaypee Infratech, when construction remained incomplete across 159 towers. About 5,000 units have already been handed over, while around 3,000 homes are still awaiting possession.

The company says it has already spent between ₹1,500 crore and ₹2,000 crore on the revival effort. Another ₹3,000 crore is now planned for completing the remaining work.

Customer dues and toll income to support spending

Jaypee expects its existing financial resources to play a significant role in funding construction. Homebuyers still owe the company an estimated ₹1,800–2,000 crore.

Its Yamuna Expressway toll operation contributes approximately ₹500 crore every year. The company also has around 2,000 unsold housing units, which it estimates could generate nearly ₹2,500 crore if sold. (Source: PTI, September 14, 2026)

The broader resolution plan of Suraksha Group involves completing approximately 20,000 homes, providing a pathway for buyers whose projects were caught up in the long-running insolvency proceedings.

Three townships in the pipeline

At the same time, Jaypee Infratech is preparing to expand its development portfolio. Three township projects covering more than 450 acres are planned along the Yamuna Expressway.

Jaypee Infratech CEO Abhijit Gohil said two of these developments will be residential, while the third will be an industrial township. The three proposed parcels measure 256 acres, 124 acres and 85 acres. The company expects to bring the projects to market during the current and following financial year. A long insolvency journey

The company’s financial troubles led to insolvency proceedings in August 2017, initiated following an application by an IDBI Bank-led consortium. The NCLT approved Suraksha Group’s resolution plan on March 7, 2023.

Suraksha Group took control of Jaypee Infratech on June 4, 2024, after the NCLAT upheld its acquisition bid.

The latest investment is therefore more than a fresh construction announcement. It represents another stage in the attempt to resolve a housing crisis that has continued for years. For affected buyers, the key question now is whether the additional funding can translate into completed homes and timely possession by the company’s 2028 target.
