TIAA Expands Pune Footprint With ₹320-Crore, 10-Year Office Lease

Pune: TIAA Global Capabilities Private Limited has expanded its office presence in Pune by leasing 255,713 sq ft at Panchshil Vantage in Wagholi, in a transaction involving an estimated rental commitment of ₹320 crore over 10 years.

The deal adds to Pune’s growing commercial real estate momentum, particularly along the Wagholi-Kharadi corridor, where demand from global capability centres, financial services and technology companies is supporting the development of Grade-A office space.

Four floors in two phases

The office space has been leased from P-One Infrastructure Private Limited. The lease commenced on June 1, 2026, covering four floors of the development.

The first tranche comprises 187,996 sq ft across floors 5, 6 and 7, with rent payments scheduled to begin on December 1, 2026.

The second tranche covers 67,717 sq ft on floor 8, with rental payments beginning from June 1, 2027.

The initial monthly rent is ₹2.35 crore, with a 15% escalation every three years. TIAA Global has also provided a ₹14.11 crore security deposit.

Pune’s GCC appeal grows

The transaction comes as Pune continues to attract larger office commitments from global enterprises. TIAA Global Business Services India operates as TIAA’s Global Capability Center, providing technology, operations and shared services.

TIAA already has operations in Mumbai and Pune, with around 3,500 associates across the two locations.

The latest lease highlights the continued expansion of global business operations in Pune and the growing requirement for large, institutional-grade workplaces.

Office absorption hits decade high

Pune recorded 6.4 million sq ft of gross office space absorption during the first half of 2026, its highest half-yearly level in the past decade, according to Savills India. Absorption increased 56% year-on-year, with IT-BPM, flexible workspaces, engineering and manufacturing among the key demand drivers.

Against this backdrop, the TIAA lease points to sustained occupier interest in Grade-A developments across Pune’s established and emerging office corridors.

For the commercial real estate sector, transactions of this scale and duration provide greater leasing visibility for landlords while reinforcing Pune’s position as a preferred destination for global enterprises.
