There are specific rules which differ from Landlord to Landlord. Often rules fixed by a landlord is been made by considering the surroundings and the locality of the place. A society where there are many flats has some rules which may not be the same as other society. Often these rules are made by considering the peace for other society members.

There can be any rules like No smoking inside the house or No party allowed after 10:30 pm etc. Similarly, for guest’s also there can be different rules. In some rented premises overnight stay of a friend might not be allowed. Usually, terms for tenant’s guests are not mentioned in the agreement but can be clarified at the time of finalizing. There are many cases where a landlord and a tenant had issues with each other due to the non-transparency for the guest’s rules.

It is possible that a Landlord can imply a rule for anything after getting agreement work done. A tenant has no charge to go against the landlord rules and has to follow the edicts. Most of the people believe that the landlord is an owner and hence has all the rights in regards to creating any rule. It is advised that a person should take permission prior and maintain some mutual understanding.

Legally there are no rules on restrictions on guests. However, the specifications will change, based on the agreement between the landlord and the tenant. The housing society may have their own stipulations, with respect to visitors and longer stay relatives, which need to be adhered to by all society members and tenants. In the event of any misuse of the property or illegal dealings, the landlord can evict the tenant and their guest, if they are found in breach of the terms of the agreement.
