MHADA Pushes Affordable Housing Progress in Kalyan Taluka
The Maharashtra Housing and Area Development Authority (MHADA) has intensified its focus on affordable housing delivery in the Mumbai Metropolitan Region, with Vice-President and CEO Sanjeev Jaiswal reviewing the progress of multiple residential projects underway in Kalyan taluka of Thane district.
The inspection covered large-scale developments being executed by the Konkan Housing and Area Development Board at Khoni, Shirdhon, Gotheghar and Bhandarli. These projects are aimed at providing housing for Economically Weaker Section (EWS) and Low-Income Group (LIG) beneficiaries, while also incorporating civic amenities, internal infrastructure and commercial spaces to support integrated community living.
During the review, Jaiswal assessed the status of ongoing construction and instructed officials to ensure timely completion of projects while maintaining quality standards and transparency. The inspection focused on critical infrastructure components including internal roads, water supply systems, electricity arrangements, sewage management, green areas and civic amenities proposed within the housing layouts.
Among the major developments, the Khoni housing project currently comprises 7,174 residential units along with 152 shops dedicated to EWS and LIG categories. Of these, 2,032 units were allotted through the 2018 lottery process, followed by 2,016 units in 2021 and 1,012 units in 2025. Officials stated that nearly 70% of successful applicants have already received possession, while the process of handing over the remaining units is presently underway.
The Shirdhon housing project represents another significant affordable housing cluster under MHADA’s Konkan Board. The project includes 18,692 residential units and 342 shops for EWS and LIG beneficiaries. Under this scheme, 1,905 EWS units were offered through the 2018 lottery, while 5,227 units were made available under the 2025 housing lottery initiative.
Apart from residential construction, MHADA also reviewed the pace of civic infrastructure development within the projects. Officials were directed to expedite pending amenity works and strengthen project execution to ensure better livability standards for future residents.
A key administrative decision during the inspection involved the commercial components of the housing projects. Officials were instructed to conduct an e-auction of shops in the coming month while introducing preference for beneficiary residents of the housing projects during the allotment process. The move is expected to encourage local economic activity and create livelihood opportunities within the residential ecosystem itself.
The review highlights MHADA’s broader approach toward developing affordable housing projects that go beyond basic residential delivery and focus on creating integrated urban communities. As housing demand continues to rise across the Mumbai Metropolitan Region, peripheral locations such as Kalyan taluka are emerging as important destinations for large-scale affordable housing expansion.
