Majas Rehab Land Faces Proposed Reservation Change

Mumbai: A 1,802.75 sq m plot in Majas, Jogeshwari East, reserved for Rehabilitation and Resettlement, is at the centre of a proposed change in land use before the Brihanmumbai Municipal Corporation (BMC).

The proposal seeks to remove the existing RR 2.1 reservation and bring the plot into the adjoining residential zone, where redevelopment of MHADA buildings is planned. The parcel forms part of a larger landholding carrying several public-purpose reservations.

The proposal has drawn attention because of Mumbai’s continuing requirement for Project Affected Persons (PAP) housing. BMC records cited in the matter show 34,129 PAP tenements approved, while five major projects together account for 33,332 tenements, involving an estimated cost of ₹20,751.67 crore.

Questions have been raised over whether the MHADA redevelopment can proceed without giving up the rehabilitation reservation. There are also demands for clarity on the additional FSI, TDR, built-up or saleable area and land value that could result from the proposed change.

The land-use change has also become a point of discussion in the BMC’s Improvements Committee. Reports indicate that the proposal is expected to undergo further consideration before the civic process is completed.

Any change to the reservation will require the prescribed planning and civic approvals. The proposal, therefore, is not a completed change of land use at this stage.
