For promoting unregistered developments, MahaRERA in Pune has targeted eight more.

PUNE: 25 projects throughout the state that had been marketed without registration are now the subject of another suo motu action by the Maharashtra Real Estate Regulatory Authority (MahaRERA). The developers have received notices, according to officials’ statements on Thursday. In this respect, Pune has the second-highest number of breaches.

MahaRERA also sent identical letters to 14 of these developers earlier last month. Developers must register with MahaRERA before advertising or selling units in a project, as per the Real Estate Regulatory Authority (RERA) Act. The Act requires this registration for every new or current project that is more than 500 square meters in size or eight apartments.

But, the authority became aware that significant project advertising was appearing in publications without citing the MahaRERA registration number. Last month, the authority said that it will begin suo motu action in order to do so.

An official who wanted to remain anonymous said, “MahaRERA-registered project is mentioned in the adverts, but the number is not provided. This is a simple approach to con people. The notices must be answered by the developers within seven days. If not, they might face consequences.”

In the most recent batch, Mumbai (16) receives the most notices, followed by Pune (8), Nashik (7), Aurangabad (5), and Nagpur (3). “We’re still doing what we’re doing. There have been 39 notices issued as of today since last week, “another official stated.

Homebuyers have been warned against making investments in unregistered projects under MahaRERA. However, citizens also stated that more severe punishment is required if such activities continue, even though sending out notices may be considered an administrative offense.

11,077 projects have been completed, and almost 40,000 projects have received registration approval in the state, according to the MahaRERA website. According to the website, 1,069 projects have not yet been registered.
