For projects to be registered, starting certifications must be verified: MahaRERA

PUNE: No new real estate project shall be registered by Maharashtra Real Estate Regulatory Authority (MahaRERA) until the beginning certificate has been approved by the regional planning authority.

The deadline for local authorities—corporations, councils, Nagar panchayats, and metropolitan planning authorities—to connect their websites with MahaRERA or send independent emails regarding project registrations was June 19.

The project was launched to prevent fraud of the kind that occurred in Kalyan-Dombivli when a number of developers submitted forged paperwork to get MahaRERA registration certificates.

Only after comparing the starting certificates that have just been received from local authorities with those that have been supplied by developers will the registration be approved.

The authorities had until June 19 to act. Now, until the project has been approved by the local authority, we won’t be approving any new registrations. A senior official from MahaRERA stated, “Either they have to integrate or tell us the specifics of the project on the specified mail.

A commencement certificate is a name for the building permit that competent body issues to the promoter to enable them to start the development work on an immovable property in accordance with the approved plan.

MahaRERA now has 41,000 projects registered.

On Wednesday, sources from MahaRERA said that they had not yet received any project proposals from local authorities. We anticipate them to be by next week because it has just been two days. We won’t permit any new registrations unless we have a letter from them first, the official continued.

Ravindra Binwade, the additional commissioner for the Pune Municipal Corporation (PMC), informed TOI that they would soon connect their online system for giving commencement certificates to projects with the MahaRERA portal. “We shall do so if sharing it with the dedicated email prior to integration is necessary. We are currently uploading commencement certificates for new projects to our web portal, and integrating that will not be challenging,” he said.

Iqbal Chahal, administrator, and municipal commissioner for the Brihanmumbai Municipal Corporation (BMC), stated that they had integrated the autoDCR portal of the corporation with the MahaRERA website. “There are some bugs, and things aren’t running perfectly yet. But we’re still working on it, and we’ll be done soon,” he assured them.

The Pune Metropolitan Region Development Authority (PMRDA) officials also stated that they would abide by MahaRERA’s directives and would shortly provide the information to them.

Confederation of Real Estate Developers’ Associations of India (Credai) president Ranjit Naiknavare stated that they are concerned about potential registration delays until there is a smooth linkage of local government websites with MahaRERA.

“While this is a positive step, Credai would like to assist by providing MahaRERA with information about our members if at all possible. The authority will hear from us shortly, he promised.
