Adani Realty Prepares Two Major Residential Launches in Mumbai

Mumbai: Adani Realty is gearing up for two significant residential launches in Mumbai, with developments planned in Goregaon West and Bandra Reclamation. The projects will add both redevelopment-led housing and high-end residences to the developer’s Mumbai pipeline.

At Goregaon West, the developer is preparing the initial phase of a cluster redevelopment spread over roughly 5–6 acres. The phase is expected to bring around 1,300–1,400 homes, predominantly comprising two- and three-bedroom apartments. The reported pricing is approximately ₹34,000–₹35,000 per sq ft.

A separate luxury development is being planned at Bandra Reclamation. The first phase is expected to contain about 140 residences of approximately 5,000 sq ft each, across a five-acre site. Reported pricing is around ₹1.2 lakh per sq ft. The project is also planned to include customisable penthouses ranging from approximately 10,000 to 20,000 sq ft, along with a branded club.

According to the report, both developments are approaching the final stage of approvals. Site-level work has reportedly begun at the Bandra location, while the project is expected to be marketed through an invitation-based sales process.

The Goregaon development is part of Adani Realty’s wider redevelopment strategy in the western suburbs. The company was selected by MHADA for the redevelopment of Motilal Nagar, a 142-acre project with an estimated value of ₹36,000 crore. The development will combine rehabilitation housing for existing residents with homes intended for sale.

The upcoming projects underline Adani Realty’s expanding residential pipeline in Mumbai, spanning large-scale redevelopment as well as ultra-premium housing in established locations.
