Marine Lines Gets ₹1,000-Crore Redevelopment Push With 270+ Residents Set for Rehabilitation

Mumbai: A redevelopment project with an estimated gross development value (GDV) of about ₹1,000 crore is planned on a nearly two-acre parcel in Marine Lines, South Mumbai.

Dhuleva Group has secured the development rights for the property. The proposed development is expected to have a total development potential of around 1 million sq ft, combining rehabilitation accommodation for existing occupants with new residential units.

More than 270 residents are expected to receive rehabilitation homes under the redevelopment plan. According to the developer, consent from existing residents has been secured. The project, however, is still awaiting the necessary statutory clearances before construction can begin.

The redevelopment is proposed under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034, which provides a framework for cluster redevelopment in Mumbai.

The developer has indicated that construction could commence in the first quarter of 2027, subject to receiving the required approvals. Once construction begins, the project is expected to take approximately four years to complete.

Redevelopment Gains Importance in South Mumbai

The project comes as redevelopment continues to play a key role in adding residential supply in established parts of Mumbai, particularly in areas where large undeveloped land parcels are scarce.

Marine Lines, with its established residential and commercial ecosystem, remains one of South Mumbai’s prominent locations. Redeveloping existing properties can create additional housing stock while providing rehabilitation accommodation to current occupants.

The project’s estimated ₹1,000 crore GDV also reflects the development potential associated with established South Mumbai locations, where land constraints have increased the focus on redevelopment-led growth.

The proposed project remains subject to statutory approvals. The targeted 2027 construction start is therefore dependent on completion of the regulatory approval process.
