MHADA Lottery Delay Leaves Thousands of Homebuyers Waiting
Thousands of aspiring homebuyers in Mumbai continue to wait for the much-anticipated MHADA lottery draw, as the housing authority is yet to announce a final date. Interestingly, the delay is not linked to technical or administrative issues but to the pending confirmation of a chief guest for the event.
Sources indicate that MHADA has approached senior political leaders, including the chief minister, deputy chief minister and minister of state for housing, to preside over the draw. However, their packed schedules have delayed the finalisation of the event.
Repeated Extensions Add to Uncertainty
The 2026 MHADA Mumbai Lottery has already witnessed multiple extensions and postponements. Initially, the application deadline was shifted from mid-April to May 14, allowing applicants additional time to complete registrations and pay the earnest money deposit (EMD). Subsequently, on May 13, the deadline was extended once again to May 28 due to lower-than-expected EMD payments and concerns surrounding property prices.
The computerised lottery draw, originally scheduled for June 5, was later postponed to June 30. Even on the revised date, however, the draw did not take place, leaving applicants without a confirmed timeline.
According to officials, the process was first affected by the model code of conduct during the recently concluded MLC elections and later by the Monsoon Session of the Maharashtra Legislature.
Leadership Approval Still Awaited
With the legislative session now over, MHADA has intensified its efforts to secure the presence of a senior political dignitary. Yet, confirmation from the political leadership remains pending.
“We have approached the chief minister, deputy chief minister and minister of state. But everyone is occupied with official engagements, so we have not been able to finalise the lottery date,” the officer said.
Officials have, however, indicated that the announcement may not be delayed much longer.
“Even if the ministers remain unavailable, we will announce the lottery date this week or next week. In that case, MHADA Vice President and CEO Sanjeev Jaiswal will be the chief guest. This lottery is a major milestone as we are offering 2,640 apartments across Mumbai,” the officer said.
Homes Across Multiple Income Categories
The lottery covers all income groups, including the economically weaker section (EWS), low-income group (LIG), middle-income group (MIG) and high-income group (HIG).
This year’s scheme includes 2,640 apartments spread across key locations such as Dadar, Tardeo, Wadala, Goregaon, Borivali, Gorai, Bandra, Vikhroli, Ghatkopar, Chembur and Powai, making it one of MHADA’s most significant housing initiatives in recent years.
Growing Anxiety Among Applicants
The prolonged delay has led to growing frustration among thousands of applicants, many of whom have substantial amounts locked in as earnest money deposits.
“I applied for two HIG flats, which meant paying an earnest money deposit of Rs 1.5 lakh for each application. That’s Rs 3 lakh of my money blocked with MHADA since the EMD payment deadline on May 29, with absolutely no clarity on when the lottery will be conducted,” said an applicant, requesting anonymity.
“More than 70,000 applicants have paid their EMDs, meaning hundreds of crores of rupees are lying with MHADA, yet there isn’t even a tentative lottery date or an official explanation for the delay,” the applicant said.
Another homebuyer highlighted that the delay is unprecedented.
“In previous lotteries, the draw would usually take place within a week or two of the final application list being published. This time, the final list was published on June 16, and applicants are still waiting without any communication or timeline. There has been no official announcement,” the applicant added.
“For many applicants, Rs 1.5 lakh or Rs 3 lakh is a substantial amount – money set aside for a down payment, emergencies or years of savings. Keeping such large sums locked indefinitely without any explanation is simply unacceptable. We fulfilled every requirement and met every deadline set by MHADA. The least we deserve is a clear explanation for the delay and a definite timeline for the lottery,” said another homebuyer.

While administrative and political considerations may have contributed to the current delay, the prolonged uncertainty has raised concerns among thousands of applicants who have already committed significant financial resources.
As expectations continue to build, homebuyers are not merely awaiting the lottery draw—they are seeking transparency, timely communication and greater accountability from the housing authority. A clear announcement in the coming days will be crucial in restoring confidence in one of Mumbai’s most anticipated housing initiatives.
