The much awaited Telangana Real Estate Regulatory Authority is soon going to been launched on August1. The Telangana government had issued the rules and appointed a temporary regulatory authority a few months ago, Rera rules are not being implemented in the state as of now. A web portal is required for the registration of real estate developers, builders and real estate agents as well as for receiving complaints from the public.

The state’s municipal administration department inked an agreement with Mahaonline Ltd, a JV between the Maharashtra government and TCS, to develop and maintain the Rera portal for Telangana.

Mahaonline to maintain T Rera portal for three years

“The trial run has already begun for the Rera web portal and it will become functional on August 1,” MA&UD principal secretary Arvind Kumar told.

Officials said Mahaonline will maintain the Telangana Rera website for three years and upgrade it as and when required. The site will be linked to GPS, enabling people to track even the location of the real estate project. The MA&UD department has already issued orders on the registration charges that will go to the web portal operators.

“For real estate projects or development projects, the developers have to pay Rs 750 and real estate agents Rs 500 towards one-time registration charges apart from other fees. The amount will directly go to Mahaonline for maintenance of the website,” MA&UD officials said.

Once launched, the about 4,000 permissions that were granted from January 1, 2017, are expected to be registered under Rera. As per the Rera rules, developments of 500 sq metres and above (both commercial and residential) need to register with Rera. Apart from firms, all the real estate agents need to register online to carry out their business. However, officials said there is no data currently available on the number of real estate agents in the state.

While the Rera website is being readied, a full-time regulatory authority needs to be appointed. As of now, special chief secretary (revenue) Rajeshwar Tiwari has been made the temporary regulatory authority.

MA&UD officials said the Maharashtra government has been implementing Rera very effectively, with about 16,000 firms being registered and Rs 120 crore collected towards registration fee. The Maharashtra authority has already disposed of about 350 cases and imposed a total fine of Rs 40 crore on realtors violating the norms. Penalties were also levied on firms that did not register with the authority.
