Brookfield Strengthens Powai Office Presence With ₹75.2 Crore DealMumbai: Brookfield India Real Estate Investment Trust (Brookfield India REIT) is expanding its presence in Mumbai’s Powai commercial market with an agreement to acquire additional office premises in the Delphi building for ₹75.2 crore.

The acquisition is being undertaken through Kairos Properties, a special-purpose vehicle associated with Brookfield India REIT. The offices are located in Wing C of the Delphi building at Hiranandani Gardens and comprise units on the fifth and sixth floors.

Following completion of the transaction, Brookfield’s interest in the property is expected to increase from approximately 80% to 86% based on gross leased area. The transaction is expected to be completed during the third quarter of FY2026-27.

The acquisition adds to Brookfield’s existing commercial-office portfolio in Powai, an established business district known for its Grade-A office developments, corporate occupiers and strong residential catchment.

The transaction comes as Brookfield also pursues a much larger development opportunity in Powai. The company has announced plans for a major global capability centre involving an investment of around ₹9,000 crore and development potential of approximately 20 lakh sq ft.

Brookfield’s continued investment in the locality reflects the growing importance of Powai as a major commercial office destination in Mumbai. The latest acquisition, together with the planned large-scale development, is expected to further strengthen the institutional presence in the area’s commercial real-estate market.
