Adani Realty Lines Up Major Premium Housing Projects in Goregaon and Bandra
Mumbai: Adani Realty is set to strengthen its presence in Mumbai’s premium residential market with two proposed developments in Goregaon West and Bandra Reclamation, according to a report by Business Today published on September 25, 2026.
The proposed projects reflect the developer’s focus on both large-scale redevelopment and high-end residential housing in some of Mumbai’s established western suburban markets.
Goregaon West Development
The Goregaon West project is planned as part of a cluster redevelopment initiative. The initial phase is expected to cover approximately 5–6 acres.
The development could bring around 1,300 to 1,400 homes to the market, with two- and three-bedroom residences forming a significant part of the proposed housing mix.
Reported prices for the project are around ₹34,000–₹35,000 per sq ft, placing the development firmly within Mumbai’s premium residential segment.
Bandra Reclamation Project Targets Ultra-Luxury Buyers
At the other end of the market, Adani Realty is reportedly planning an ultra-luxury project at Bandra Reclamation.
The first phase is expected to occupy around five acres, with approximately 140 residences. Homes are reportedly planned at about 5,000 sq ft, while the reported price level is approximately ₹1.2 lakh per sq ft.
The project is also expected to feature larger customisable penthouses, with reported sizes ranging from 10,000 sq ft to 20,000 sq ft. A branded club is also planned as part of the development.
Redevelopment Remains a Key Growth Area
The proposed Goregaon development comes against the backdrop of increasing redevelopment activity across Mumbai. Developers are increasingly turning to redevelopment and cluster projects to unlock additional residential supply in established neighbourhoods where opportunities to acquire large vacant land parcels are limited.
Adani Realty has already secured a major role in the redevelopment of Motilal Nagar in Goregaon West, a project spread across approximately 142 acres and reported to have an estimated value of around ₹36,000 crore.
The company’s latest plans would give it exposure to two very different segments of Mumbai’s housing market — premium mass-market residences in Goregaon and ultra-luxury homes in Bandra.
The proposed projects are reportedly undergoing the final approval process, with some preliminary activity already taking place at the sites.
