India’s Housing Market Sees Broad-Based Price Growth in H1 2026

Mumbai: The residential property market recorded price growth across India’s major urban centres during the first half of 2026, with significant variations in the pace of appreciation across cities.

Delhi and Faridabad recorded the highest growth, with residential prices rising 18% year-on-year in both cities. Ghaziabad followed with 15% growth. Bengaluru recorded a 9% increase, while Noida and Hyderabad posted gains of 8% and 7%, respectively. (Source for figures: Business Today, September 12, 2026.)

Mumbai’s residential market recorded a 5% rise in prices during the period. Thane and Navi Mumbai saw price appreciation of 4% and 3%, respectively. Mumbai also recorded 47,355 residential sales in H1 2026. (Source for figures: Business Today, September 12, 2026.)

The higher-value housing segment also recorded a larger share of overall sales. Homes priced above ₹1 crore accounted for 54% of residential sales, compared with 49% during the corresponding period a year earlier. (Source for figures: Business Today, September 12, 2026.)

The price movement highlights a wide variation in residential market performance across cities during H1 2026, with Delhi-NCR markets recording stronger appreciation than several other major urban centres.

Developers have continued to use payment-related incentives and other offers to support home sales while maintaining quoted property prices.

The residential market is expected to remain closely linked to the pace of new project launches and home sales as developers assess demand and inventory levels through the remainder of 2026.
