Top Developers Enter Race for 206-Acre Mumbai Redevelopment Projects
Mumbai’s redevelopment landscape is witnessing intensified competition as some of India’s biggest real estate players — Adani Properties, Reliance 4IR, Lodha Developers and JSW Realty & Infrastructure — have entered the bidding process for three major housing redevelopment projects spread across 206 acres in prime city locations.
The Maharashtra Housing and Area Development Authority (MHADA) has opened technical bids for redevelopment projects covering 98.27 acres at Bandra Reclamation, 73.89 acres at Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West and 34.33 acres at Adarsh Nagar in Worli.
The Mumbai Housing and Area Development Board, a unit of MHADA, had floated tenders on April 8 for appointing construction and development agencies (C&DA) for the three cluster redevelopment projects. The final date for submission of bids was May 18.
For the Adarsh Nagar-Worli redevelopment project, bids were submitted by Adani Properties, Lodha Developers and JSW Realty & Infrastructure. Participation for the Bandra Reclamation redevelopment project also came from Lodha Developers, Adani Properties and JSW Realty & Infrastructure.
Meanwhile, for the SVP Nagar redevelopment project in Andheri West, bids were submitted by Reliance 4IR Realty Development, Adani Properties and Hanura Realty.
According to MHADA, the submitted technical bids will now undergo scrutiny based on financial capability, project execution experience and other prescribed eligibility criteria. Financial bids of technically qualified participants will be opened subsequently, after which the most competitive proposal will be selected.
The redevelopment projects are being executed under MHADA’s C&DA model, wherein developers undertake rehabilitation and redevelopment responsibilities for existing residents while monetising a portion of the project through free-sale components.
MHADA stated that all three projects include rent compensation during the transit period along with corpus support for maintenance assistance for eligible residents.
The authority further noted that the redevelopment initiatives aim to improve living standards through modern housing, upgraded civic infrastructure and planned urban development. Residents currently living in ageing residential colonies are expected to benefit from safer and more spacious homes with enhanced amenities and improved community infrastructure.
At present, MHADA is implementing 11 major redevelopment projects under the C&DA model across Mumbai, covering nearly 925 acres and expected to benefit approximately 80,747 residents.
The authority believes these projects will contribute significantly towards Mumbai’s urban transformation through modern infrastructure, improved urban layouts, green spaces, parking facilities and environmentally sustainable planning.
Cluster redevelopment has increasingly emerged as a preferred urban renewal mechanism in Mumbai, particularly for ageing residential colonies facing structural deterioration, infrastructure stress and limited open spaces. The participation of large corporate developers in the latest bidding round reflects sustained confidence in Mumbai’s long-term redevelopment potential and housing demand.
