39 real estate projects in Pune submit deregistration requests.

PUNE: According to a MahaRERA official, developers of 39 real estate projects in Pune have requested to be deregistered.

Developers from all over the state who are unable to move further with the projects owing to financial constraints, legal issues, changes in government planning authorities, or other factors have submitted a total of 88 applications to MahaRERA. Pune (39) received the most applications, followed by Raigad (16), Thane (8), and Mumbai city (4).

According to the list posted on the website of the Maharashtra Real Estate Regulatory Authority (MahaRERA), the majority of these 39 real estate projects are in rural districts of Pune, including Khed, Maval, and Mulshi. On February 10, the authorities published a notification permitting developers to request the deregistration of projects with conditions.

Homebuyers have till June 17 to submit objections to MahaRERA regarding projects’ deregistration. An official stated that deregistration will only be considered if all of the buyers’ rights and claims have been satisfied.

“The order was issued on June 2, and homeowners and other stakeholders have been given a 15-day period to file objections regarding deregistration via email (secy@maharera.mahaonline.gov.in),” the official stated.

In the event that a developer wants to stop working on a project, the MahaRERA has set down certain requirements that must be met. According to the regulations, the developer must meet the requirements set forth for the deregistration of projects with reservations. According to MahaRERA officials, such projects will be given consideration for deregistration if the promoter resolves the rights of the allotters and submits documents to that effect for verification.

The authorities will make the final decision following receipt of all homebuyers’ objections, and the deregistered project will be noted on the website.

According to the MahaRERA order, one of the authority’s duties under Section 34 of the RERA Act is to register and oversee real estate projects and real estate agents who have registered under the Act. According to the report, there are some circumstances in which developers who have registered their real estate projects are unable to start and finish the project’s construction.

MahaRERA may permit the deregistration of such real estate projects in such circumstances after obtaining an application from the promoters and after analyzing or scrutinizing it, the order added. There are methods through which a citizen can determine whether a project has been de-registered, according to an official.

Details regarding any projects that the authority decides to deregister will be posted on the website. The website now lists information about applications submitted by developers looking to be deregistered.

The deregistered project will also be listed after the final order is made. Only projects that have registered with MahaRERA may conduct flat sales. Godfrey Pimenta of the Trustee Watchdog Foundation stated that “deregistration of any real estate projects by MahaRERA has to be published in at least two or more newspapers so that prospective homebuyers are aware of such projects and do not get duped.”
