Ludhiana residents are fighting for NOCs, and a building plan has been approved.
LUDHIANA: Despite several claims made by municipal corporation (MC) officials here, people continue to struggle to obtain no-objection certificates (NOCs) for plot regularisation, building plan approvals, and change of land use certificates. Building construction is prohibited without building plan approval, and NOCs are required for the sale or purchase of any property, particularly in unauthorized colonies.
Residents who have waited a long time for approvals claim that “officials appear to want to encourage illegal activities.” The government is also losing money as a result of the delay. There have been numerous complaints about illegal constructions in the city, but civic officials are said to have done nothing to stop them.
“We applied for a NOC more than two months ago for a plot in a colony near Jawala Singh Chowk, but we have yet to receive the certificate.” “We wanted to build a house on the plot, but we needed a loan, and we couldn’t get a bank loan without the municipal corporation’s NOC,” applicant Kawaljit Kaur explained.
She stated that they were rushing from pillar to post to get the NOC, and that even if they did, they might have to fight for approval of the building plan. “Those who do not care about norms are better than those who do,” Kaur asserted. Vinod Mahajan, another applicant, stated, “We have been waiting for the MC’s NOC for our house at Yashaswi Homes on Jassian Road for the past two months. The power department is not issuing the electricity meter because we have not yet received the NOC.”
Despite the fact that bank EMIs on their home loan had begun, Mahajan stated that they were unable to enter their newly built home without an electricity connection and were forced to live in rented housing. According to him, the developer fled after selling the plots, and now people are being harassed unnecessarily.
