Antriksh Golf View 2 residents at wits’ end as Noida authority cancels OC

NOIDA: Residents of Antriksh Golf View 2 are at a loss because the Noida Authority… has cancelled the occupation certificate (OC) of the Sector 78 housing society, which consists of approximately 1,055 flats spread across 12 towers.

According to officials, the OC was revoked due to violations of various building codes, such as the construction of residential commercial units in place of and unauthorised parking slots in the society.

“We are shocked and perplexed about the status of our apartments.” Now I’m at a loss as to what to do if I want to sell my apartment. “I invested my hard-earned money and now feel cheated,” Brajesh Sharma, a society resident, told TOI. “I am currently paying an EMI of Rs 50,000 for the bank loan I obtained to purchase the Rs 65 lakh flat.” However, due to the Authority’s most recent action, I no longer own the flat.”

According to Authority officials, the action was taken after a thorough investigation based on complaints from residents of the same society. “On September 23, 2021, the planning department conducted a site inspection of the project, during which a number of irregularities were discovered,” said Ishtiyak Ahmed, general manager (planning), Noida Authority.

“The violations include additional construction that exceeds the authorised covered area on the map, 336 mechanical parking areas in the basement instead of normal parking areas without permission, and unapproved commercial activities on the first-floor residential units built above shops on the bottom floor in towers A, B, and C,” he added.

Despite warnings, the builder did not comply, according to officials. “As a result, on the orders of the Authority CEO on Tuesday, the OC was cancelled,” said Avinash Tripathi, OSD to the group housing department.

When contacted, Ramesh Arora from the developer’s projects department stated, “We have not received the Authority’s order and I am not aware of it.” We will take appropriate action once we receive the order. We will follow the rules.”

Meanwhile, officials from the civil department of work circle 6, under which the project falls, sealed eight unauthorised commercial units on the first floor of the housing society’s towers A, B, and C on Wednesday. “The sealing drive was carried out in the presence of the police by a team of 24 personnel,” said Mukesh Vaish, senior manager (civil) of the work circle.
